🚫 Until we close, avoid:
Opening new credit cards
Financing furniture or appliances
Buying or leasing a vehicle
Changing jobs without talking to your lender
Making large or unusual deposits or transfers without discussing them with your lender

When in doubt, call your lender before you do it.

For most mortgage loans, you'll receive a Closing Disclosure at least three business days before closing. This document shows the final details of your loan, including your interest rate, monthly payment, closing costs and estimated cash needed to close.

We'll complete a final walkthrough the day before closing.

This isn't another home inspection. We're making sure the home is in the condition we expect before you officially become the owner.

We'll check that:

☐ Agreed-upon repairs appear to be completed
☐ The home hasn't sustained new damage
☐ Items that are supposed to remain with the home are still there
☐ The property is in the expected condition
☐ Major systems and fixtures appear to be functioning

If we find a problem, tell me before we close.

Before closing, you'll receive instructions for bringing or transferring any money you need to close.

Follow the instructions provided by your title company/closing agent and lender.

CHECK BEFORE YOU WIRE!

Never send money based solely on wiring instructions received by email. Independently verify the instructions using a trusted phone number before sending funds.

Before sending a wire:

☐ Independently verify the instructions
☐ Call a trusted, previously verified phone number
☐ Confirm the account information
☐ Be extremely suspicious of last-minute changes

If wiring instructions suddenly change: STOP.  Do not send the money until you've independently verified what happened.

Bring an acceptable government-issued photo ID and anything specifically requested by your lender or title company. Before closing day, make sure you've also followed the title company's instructions for your closing funds.

You'll review and sign your final closing documents with the title company. Take your time, and if something doesn't make sense, ask questions before signing. Once everyone has signed and all funding requirements are satisfied, title will let us know when we're officially closed and funded.
