PCS to San Antonio? Here’s What Military Families Should Know Before Moving

by Chelli Smith

Getting PCS orders to San Antonio can bring a mix of emotions.

Excitement. Stress. A million questions. A dozen browser tabs open late at night searching:

  • best areas near Randolph

  • where should we live?

  • is buying smarter than renting?

  • how bad is traffic?

  • how far is too far from base?

As someone who spent 23 years in the Air Force, I know firsthand how overwhelming military moves can feel. A PCS is about so much more than simply finding a house.

You are rebuilding routines, creating stability, learning a new area, and trying to make the transition easier for your family. Most of the time, you are doing all of that on a very tight timeline.

If you are PCSing to San Antonio, here are a few things military families should know before making the move.

San Antonio Is Extremely Military Friendly

One of the biggest reasons military families love San Antonio is because military life is deeply woven into the community here.

Joint Base San Antonio (JBSA) includes:

  • Randolph

  • Fort Sam Houston

  • Lackland

You will find:

  • military families everywhere

  • businesses familiar with PCS timelines

  • veteran communities

  • military-friendly neighborhoods

  • strong local support resources

You are definitely not alone here.

Your Commute Matters More Than You Think

When relocating, it is easy to focus only on the house itself.

But in San Antonio, commute times can make a huge difference in your daily quality of life.

For families stationed at Randolph, many buyers and renters look in:

  • Schertz

  • Cibolo

  • Converse

  • Live Oak

  • Northeast San Antonio

These areas are popular because they often offer:

  • newer homes

  • family-friendly communities

  • strong resale demand

  • easier access to base

  • suburban living with nearby conveniences

And trust me, shaving time off your daily commute matters more than people realize.

Schertz and Cibolo Are Popular for a Reason

A lot of military families relocating near Randolph end up loving Schertz and Cibolo.

These areas are known for:

  • newer neighborhoods

  • community amenities

  • parks and walking trails

  • family-oriented atmosphere

  • growing restaurant and coffee shop scene

  • proximity to Randolph

Many buyers like that they can get:

  • more space

  • larger homes

  • newer construction

  • quieter suburban living

while still staying reasonably close to San Antonio.

Buying vs. Renting During a PCS

This is one of the biggest questions military families ask.

And honestly, the answer depends on your timeline, finances, and long-term plans.

Buying may make sense if:

  • you plan to stay several years

  • the monthly payment fits comfortably

  • you want to build equity

  • the market supports good resale potential

Renting may make more sense if:

  • your assignment length is uncertain

  • you may move again quickly

  • you want flexibility

  • you are still learning the area

There is no one right answer for every military family.

VA Loans Can Be an Incredible Benefit

Many military families moving to Texas use VA loans because they may offer:

  • zero down payment options

  • competitive interest rates

  • limited upfront costs

  • no private mortgage insurance (PMI)

For eligible buyers, VA loans can make homeownership significantly more accessible.

That said, it is still important to:

  • stay within a comfortable budget

  • understand total monthly costs

  • plan for maintenance and future expenses

A lender can help explain what your specific options may look like.

Property Taxes in Texas Surprise Some Buyers

Texas does not have state income tax, which many people love.

But property taxes can sometimes surprise buyers relocating from other states.

Depending on the area, taxes may impact your monthly payment more than expected.

This is one reason working with a knowledgeable local lender and agent matters during the planning process.

Summer Moves Are Busy Here

PCS season in San Antonio gets busy, especially during late spring and summer.

That means:

  • homes can move quickly

  • rental inventory tightens

  • moving schedules fill up fast

  • temporary housing may book quickly

If possible, start conversations with:

  • lenders

  • agents

  • property managers

earlier than you think you need to.

Even having a basic plan in place can help reduce stress later.

You Do Not Have to Buy Sight Unseen Alone

One of the biggest concerns for relocating families is buying or renting from another state or overseas.

Virtual showings, video walkthroughs, FaceTime tours, and detailed communication have become incredibly common for military relocations.

A good relocation-focused agent should help you feel informed and comfortable even when you cannot physically tour every property in person.

San Antonio Has More Than Just Military Life

One thing many relocating families end up loving is that San Antonio offers a balance of:

  • military community

  • suburban living

  • city convenience

  • local culture

  • food

  • coffee shops

  • outdoor spaces

  • family activities

There is genuinely a little bit of everything here.

And once families get settled, many end up staying far longer than they originally planned.

Final Thoughts

PCS moves are stressful enough. Your housing experience should not add unnecessary chaos to the process.

Whether you are considering renting, buying your first home, or relocating your family to the Randolph area, having local guidance can make the transition feel much smoother.

And remember, you do not have to have everything figured out immediately.

You just need a plan, good information, and people in your corner who understand the process.

If you are PCSing to San Antonio and want help navigating the area, neighborhoods, or homebuying process, I would love to help.
