If you just got orders to or from JBSA (Lackland, Randolph, or Fort Sam),  and your timeline lands right in the middle of summer, you’ve probably already seen all the doom-and-gloom real estate advice online.

“Summer inventory drops.”
“You missed the spring market.”
“You’re going to overpay.”

And listen… that advice is usually written for civilians who can choose when they move.

Military families don’t always get that luxury.

But here’s what a lot of people don’t realize: summer can actually be one of the better times for military buyers to purchase a home near JBSA — if you know how to move strategically.

Summer isn’t nearly as bad as people make it sound.

 


 

The Biggest Myth About Summer Home Buying

People love to say spring is the “best” time to buy.

Sure… spring usually has more listings hitting the market.

But it also tends to bring:

  • more competition

  • more bidding wars

  • more buyers waiving contingencies

  • more emotional offers

By the time June and July roll around, that frantic spring energy usually starts calming down a bit. Homes that were overpriced in March start seeing reductions. Some sellers get more realistic. Buyers who lost out during spring competition step away for a while.

The market doesn’t suddenly crash in summer.

It just becomes a little less chaotic.

And that can work in your favor.


Military Buyers Operate Differently Than Civilian Buyers

Military families buy on timelines.

You’re not casually browsing open houses for six months trying to “see what’s out there.”

You’ve got orders.
You’ve got a report date.
You’ve got a House Hunting Trip.
And you’ve got decisions to make quickly.

Sellers recognize that.

A military buyer with a VA pre-approval and a hard deadline often comes across as more serious and reliable than someone who may change their mind next week.

That matters.

Especially during the summer months when some sellers are sitting longer than they expected.

A few things I consistently see during summer PCS season near JBSA:

  • Less competition from spring buyers

  • More price reductions

  • Sellers more willing to negotiate

  • Better odds of getting closing cost assistance

  • Builders offering stronger incentives on inventory homes

  • Faster lender turnaround times compared to peak spring season

No market is perfect. Every situation is different.

But military buyers often have more leverage in summer than they realize.


What I’m Seeing Around JBSA Right Now

In areas like Schertz, Cibolo, Live Oak, and Universal City, inventory has slowly been improving compared to the ultra-competitive years we saw in 2021 and 2022.

And during summer specifically, I tend to notice a few patterns:

Homes with extended days on market start reducing

A lot of homes that hit the market in spring were priced aggressively. By June and July, some sellers become more flexible.

Commute still matters heavily

Homes near Randolph, Fort Sam, and Lackland continue to stay desirable because military buyers are always rotating in and out.

New construction incentives can get really strong

Builders in the northeast corridor and surrounding JBSA communities often start pushing incentives harder during summer to move completed inventory before year-end.

That can look like:

  • rate buydowns

  • closing cost assistance

  • appliance packages

  • design upgrades

  • flex cash

And sometimes those incentives make a huge difference in monthly payment.


How to Make the Most of a 10-Day House Hunting Trip

Ten days sounds like plenty of time… until you’re actually in the middle of a PCS.

Between travel, kids, schedules, paperwork, and trying to learn a new city, those days move fast.

A few things that help tremendously:

Get fully pre-approved before you arrive

Not just pre-qualified.

A real pre-approval helps you move quickly when you find the right home.

Decide your non-negotiables ahead of time

Know:

  • your max budget

  • preferred commute

  • bedroom count

  • school priorities

  • must-haves vs nice-to-haves

That keeps you from wasting valuable HHT time touring homes that were never realistic fits anyway.

Front-load your showings

Try to see most homes during the first half of your trip so you still have time to revisit favorites before making a decision.

Don’t chase “perfect”

For most military families, the goal isn’t finding a forever home.

The goal is finding:

  • a smart purchase

  • a manageable payment

  • a good location

  • and a home that should still be marketable when orders come again later

That’s the real win.


The Bottom Line

You may not have gotten to choose when your PCS happens.

But that doesn’t mean summer is automatically a bad time to buy.

In a lot of cases, it’s actually one of the more negotiable windows in the San Antonio market.

Less chaos.
More flexibility.
Better incentives.
Less competition.

And when you combine that with VA loan benefits and a clear timeline, military buyers are often in a stronger position than they think.

That part matters more than the season.
